The number nobody else publishes. Over the last three years, 49.5% of Lake Arrowhead listings that reached an outcome did not sell. They expired, were cancelled, or were withdrawn. That is 432 failed listings next to 440 closed sales, out of 916 tracked outcomes. Mountain communities are micromarkets, and pricing a home here against the wrong comps is how listings join the failed column.
Speed and price. Homes that sold in Lake Arrowhead took an average of 98 days to close, and sellers who closed received 91.6% of their original asking price on average.
Lake Arrowhead is the only community on this mountain where lake access is deeded to specific properties through the Arrowhead Lake Association. Two homes on the same street can carry different rights, and that difference is the most misunderstood pricing variable in this market.
